1. Initial Consultation & Vision Discovery
Our process starts with a no-pressure and friendly conversation with you. We want clarifications regarding your dream project, budget, design style, and everything. We pay close attention to every detail that you love, that inspires and moves you. We’ll discuss your budget, timeline, lifestyle, and the constraints or opportunities of the property (existing structures, site conditions, local codes). Next, together, we define what success looks like for this project.
2. Concept & Design Development
- We have a strong in-house design team. They create conceptual sketches and plans based on your feedback on the project. These ideas are created in alignment with your vision and budget.
- We’ll walk through layout options, architectural styles, and material & finish preferences. In this phase, we can provide a visual perception of what your project looks like after it is completed.
- This also allows us to provide a preliminary cost estimate and timeline, giving you early clarity on investment and scope.
3. Detailed Planning & Pre-construction
- Once you nod yes on the design direction, we will move into detailed architectural, structural, and engineering plans for your project.
- The next phase involves working drawings and specifications. These include floor plans, elevations, interior/exterior materials, fixtures, systems, etc.
- We fully assess site logistics, permitting needs, and budget finalization. Then, we develop a detailed project schedule.
4. Contract & Permitting Phase
- A formal contract is signed. It clearly outlines all terms: scope of work, payment schedule, timeline, and change order procedures.
- We take responsibility for pulling all required permits. We also coordinate with local authorities.
- Whenever required, we’ll help you get approvals from homeowners’ associations, historic commissions, or other governing bodies.
5. Construction Begins
- The employment begins with a pre-construction meeting. You will meet your project manager and site supervisor. They will make you familiar with the key people you will contact.
- Building starts according to the approved plans. This phase involves foundations, building work, framing, roofing, rough-ins, then interior finishes, trim work, cabinetry, and system installation.
6. Final Finish & Walkthrough
- After construction, we finish with the final finishes. These include painting, flooring, hardware, landscaping (when applicable), touch-ups to make your home shine.
- A detailed pre-handover inspection is done together. All items in the punch list are covered.
